Me and my 2 roomates signed a 1 year lease for an apartment we are living in and we need to break the lease. The one roommate is going back to school and will not be able to afford her part of the rent and school. The other roommate is pregnant and she has had a job change. I myself have had 3 surgeries on my ankle and going to have to have a fourth. What can we do to get out of this lease?

Read your lease first. Normally, you will need to give your landlord a 30 (possibly 60 day) day written notice. You will have to pay a termination fee. Which is typically equal to one months rent.

Read the lease and see what it says. If you don't have one, get a copy from the landlord.

I agree with the previous poster that those may be options. Or that may not even work. The landlord doesn't have to release you for any of those reasons. If they choose to they can enforce your lease to the extent the law allows. (They may have to try to re-rent it asap to mitigate your damages and things like that.)

I would recommend reading your lease thoroughly. Then humbly approach the landlord and ask them if there's any possible way they can work with you on this. Be willing to do whatever they request (like keep the place immaculate and ready for showings at a moment's notice, etc.) The more honest and helpful you are with them, I believe the more likely they'll be to try to make it easier on you guys and not just stick it to you.
