    Well, do you own the house outright? Or is there a mortgage?

    You can always do a quitclaim deed, but just be aware that most mortgages contain a "due on sale clause". That basically means that if there's a "sale" or change in ownership they have the right to call the note due immediately. I've never heard of this happening on a performing (meaning your payments are current) mortgage, but it COULD.

    I'd recommend calling a local title company and telling them what you want to do.
