I am currently renting a house in Kentucky, and my sister brings her (3) small dogs over to my house when she comes to visit & also when she works. My sister works long hours some evenings & my (2) teenagers let the dogs out when they get home from school (we call it doggie daycare) it just keeps them from being locked up all day without a potty break. My landlord found out from the maint. Man that there were dogs in my house & she called me, I simply explained they do not live there they come to visit. She told me I would have to pay a $200 deposit PER DOG & additional dog rent monthly. I asked her "so when I have friend that come to visit me & they bring their pet I have to run to the phone & call you so you can charge me a pet deposit & additional pet rent for this visit" & she said "YES" now that doesn't even sound right. She wants me to pay for visitors. What is the rule on this?

What does your lease address as far as pet's are concerned.

As a landlord myself, I would be extremely concerned with a tenant allowing three dogs to stay on my property without prior permission or a pet deposit and fee. Since your sister works long hours, I'm sure the pets are with you a lot more than they are with her.

Pets, no matter how great you think they are, cause major damage. Not only to the unit, but for potential future tenants who may have allergies. Not only that, most homeowners insurance companies have limits on how many and what breed of pet is covered under their policy.

I suggest you read your lease and see what it states about pets.

BTW.. Yes a landlord can charge you for a visitor if there is a clause in the lease that allows them to.

I have rented from this property company for over a year, what is new is that we have gone through (3) property managers in that time, when I originally moved in it was okay'd by the current manager & now since we have a new one she is changing all the rules. As far as my lease is concerned - that is another problem, I have never received a copy of my lease. The property manager was suppose to mail me a copy & has never done so, I moved into a new property of the same property company & it has been over (4) months that I signed it & I have called several times to get a copy & she won't even return my calls. So I don't know what it says.

Well, I think getting confrontational with your landlord is never a good idea - which I find your "want me to run to the phone" comment to be. When you asked her if she wanted you to run to the phone so she could charge you an extra deposit did you really think she'd say "no"?

What does your lease say about pets and pet deposits?

I think your sister is going to have to hire pet sitter to let them out during the day and I would expect not to be renewed at the end of your lease.

First off... NEVER sign anything without demanding that your receive a copy before you leave the room.

Second... since you didn't do the first thing.. send a certified letter to the landlord demanding a copy of the lease. I'm sure you will have it no time.

If you are running a "doggie daycare" for your sister than means they are there on a regular basis. The landlord is entitled to a pet deposit if the lease you signed says that. Dogs carry fleas, mites and they smell. If they have an accident, that smell is almost impossible to get out. Dogs also can tear up a yard, so that is why they ask for a deposit.

I used to have rental property and the $200 pet deposit didn't make a dent in the $3000 worth of damage I had to replace after a tenant let their animals take over the house.

I love dogs, have 2 of my own, but I don't want any in any property I own without a deposit.

If you check the other post apparently the problems with the management company have been going on since at least April - ?

Yes, the problems have been going on since April which is when our new property manager came on board. It has not just been the dog issue - they are also allowing the maint. Man into my home without notice. When I call for a repair I have to leave a message & I always ask for a phone call prior to sending someone so I can be there during the repairs. I have had a repair man at my home at least 6 times in the last 2.5 weeks & the only reason I know this is because my children call me when they get there, but yet he never calls to even discuss the problem with me. I love the home I live in & the previous managers were very nice & professional but now I have this person that is making life very uncomfortable. I pay my rent on time, I take care of the home as if it were my own, I have even planted grass when there wasn't any & planted flowers & such. My neighbors have even told me I am the 1st person to live in this house that actually took care of the lawn & planted flower or even mowed the lawn. I will have to discontinue the day care of my sisters pets as I don't want to move, but I am not sure what I can do about the other issues. Thanks,

I've been researching the landlord/tenant laws on what states require for a notice to enter. I've found that most states have no statute on the subject... meaning that no notice is required.

What state do you live in?

For some reasons there have been a number of posts lately about landlords entering tenant's properties.

What does your lease say about giving you notice?

The unannounced entry would give me the creeps - and I'm a landlord!
