We have lived in our home for just over 18 years now. It was brand new when we bought it. We notice the water heater was leaking recently after replacing it about 9 years ago. We called a plumber for an estimate on a new water heater. He checked the pressure of our water coming into the house. It was at 120, should be between 50 and 60. My question is How often should you change the pressure regulator? The plumber told us you should change it every 5 years. (we now have our own pressure tester and we test the pressure all the time now)

120 psi is on the high side 40-60 is acceptable, you can install a pressure regulator I have not heard of repalcing it every 5 years, wait un till other experts respond to you, Thanks.

What was the pressure the last time you checked it.

Pressure regulators come factory preset at 55 psi. Leave it that way. It is the optimal operating pressure for your house plumbing.

There is no time limit on replacing regulators. They may go first year or they may last for many years. Once you notice you have high pressure, check it with gauge. Replace it accordingly.

You change a PRV valve when it goes bad and not every five years. The average house pressure is 45 PSI,( that's why water towers are 100 feet high.) 120 PSI puts a strain on the system at the joints and valves. I advise every one with a PRV valve to check the house pressure on a regular basis.good luck, tom
