    Does anyone have experience in the situation where the bank forecloses and may let me take over the loan, or should it be absolute that I contact the bank prior to the foreclosure.

    Where can I look up defaulted homes (the one I am in ) for Southern CAlifornia? Is there a site?

    If the bank forecloses its too late. Once the foreclosure is final the lender is going to want to auction the property off. You want to head off the foreclosure by making a deal prior to the foreclosure.

    I don't know if there are specific sites that list pending foreclosures. Generally they only becomes public AFTER the foreclosure is finalized.
