    Home Equiety loan and adding name of the children in the property.
    Hi!
    I wants to apply home equity loan on my house, but my bank says that my yearly incom
    Is very low, so I was thinking to add my son and daughter's name in my house so that
    Bank can consider their (my children) income and give me loan.
    If I add my children's name on my house, do bank consider their (Children)income or not?

    If you add your children to the deed, you are gifting them a share in the property. This may have tax consequences to you.

    See if the lender will accept them as co-signers for the loan.

    Also, do your kids want to be co-signers on the loan? Be aware that, if you fall behind on the payments, the bank can and will go after the kids to get the money. And any problems are going to show up on the kids' credit reports as well.

    If your income is low enough that the bank doesn't want to do this loan, you may want to reconsider whether it's a good idea to go ahead with it.
