    California Security Deposit damage limits
We rented a house in southern California. We gave the landlord a $2500 security deposit. Lived in the single family house for 2 years. On moveout, we hired a cleaning crew to clean the house at a cost of $450. We did a walkthough with the landlord and left. Mostly wear and tear with a few dings in the wood floors. Five weeks later, we got a letter from the landlord. Their "list" (no estimates or receipts) of damages came to $6100. $3800 was just the wood floor repairs. They are asking for the other $3600. Can they do this?

If they can prove that they have $6100 in damage (not just normal wear and tear), they can get a judgement against you to pay it. The question is whether they can prove that they have that much damage.
