    As a tenant, if I am making rental payments, but late, and have given the lanlord written notice that Im going to be late, can they start an eviction process? I will be 8 days late.

    Of course they can. A landlord can start eviction proceedings if your only 1 day late.

    Your written notice is irrelevant.

    Plus, if you are chronically late, even if you pay late charges, they can still evict. I suggest you rearrange your finances to pay on time.

    Yes, of course - by paying late you violate the terms of your rental agreement (whether it's oral or written) and can be evicted.
