I have a tenant who is on section 8. rent is fully paid, they can't afford electrical payments. If they decide to break lease, can I still have section 8 pay me through their lease period?

Nope, once you break the lease, then you cannot charge section 8. Also the tenant cannot break their lease--unless the landlord agrees. You also need to notify section 8 if they are not paying their bills, because this is apart of the tenants obligation.

Please note that this is coming directly from Section 8 (I'm sitting with a section 8 professional) :)

Warning: If the tenant moves out without telling the landlord, and the landlord keeps collecting from section 8, then the landlord will have to pay back all the money received from the date the tenant decided to move (without notice).

Section 8 will normally find-out about the tenants move, once they try to get a moving voucher.

Make sure you notify Section 8, if the tenants are not paying their utlility bills.
