What are some problems with contract deed sales

Generally a contract for deed sale occurs because the buyer can't get financing on their own. So the seller retains ownership of the property while the buyer pays the contract. If the buyer defaults the seller gets to keep whatever was paid and can resell the property.

What problems exist depends on which side you are on, buyer or seller.
