    Tenant want's to break lease
    I live in California. My tenant insisted on a 1 year lease before she moved in. Her daughter is also a singer on the lease but wants to move out before the lease is up, and mom can not afford the rent on her own. I do not want a sublet or roommate situation. I have never had a tenant leave before a year. What is the legal cap in California on carpet cleaning and painting? What else can I hold legally from the deposit? Can I keep all it? ( 1 mth rent and pet deposit) Any help would be appreciated! Thank you! :confused:

    Well first you can tell her she can not get out and if she does break the lease you may do exactly what your lease allows you to do. So what does your lease say you can do?? If you allow her to leave then you have to negotiate with her, go to her and say, you can break the lease if you pay >>>>> and work out a deal.
