    SILL Plate and Band Board
    Hi, I am pretty good at construction having owned a couple of 100 year old income properties that presented many unique challenges. I have a question about my own home. There is a 1 level addition , 16' x 20'. The 16' runs across the front of the home and the addition is 20' in depth. The front door is in the 16' wide part. Across the front... 16' there was a PT deck built across the entire 16' and the deck is 4' out from the front. So the deck is 16' x 4'. I pulled the deck off the front of the home and noticed the band board is rotted. There was no proper flashing when the deck was built. The floor joists run parrall or horizontally to the band board. My question is does the band board sit on TOP of the sill plate? I need to replace the band board and was trying to find out if the band is sitting flush on top of the sill plate or is it sitting on the foundation with the sill plate behind it. I do not have access to under the floor without cutting out the floor. Any help in replacing this band would be appreciated. My other question is if the sill is rotted how do I go about replacing the sill and band board the easiest way. The roof on this addition is a 7/12 running horizontally to the 16',front of home section. Thank you for your help in this matter. Just too much fun with this adventure.

    The band joist should be on top of the sill plate. However, since the wall is supported by the band joist, it cannot be removed without supporting the wall in some manner. A couple of options: 1. If you have access to the backside of the band joist through a basement or crawl space, you may be able to add a new joist to the back of the rotted one before removing the rotted one. Or 2. From the outside, you may be able to remove the rotted joist by cutting out two or three foot sections at a time and install similarly sized sections 1 and 1/2 inches back followed by by replacing the entire joist over these after you have put in all of the shorter pieces.
