    Filing a lien
How do I file a lien against the property of a defendant against whom I have rec'd a judgement in phila small claims court, without going to the expense of hiring a lawyer to do it ?

I'm going to answer your question with a question - if you file a lien against his property you will not get paid unless and until the property is sold. It could be years and years from now.

Why not move against a bank account or - depending on his corporate situation - his paycheck?

... because he is basically a scumbag, works under the table now, is selling off his assets because he is so deep in debt... no credit, no bank account. One asset he has left is his house and I want to get a lien on iy before he sells it

I trust he's been reported to the Bar, especially if you have proof - ?

The Clerk of the Court should be able to provide the forms and info you need - sometimes the Sheriff helps collect, sometimes it's some other Officer of the Court.

Think you must have misunderstood me... he's not a lawyer, I just want to file a lien without having the expense of going through a lawyer

I either need to drink more coffee... or less coffee. I am SO sorry - I really am. The jury is out as to why I think the Judgment is against an Attorney! I must have Attorneys on the brain.

You don't need an Attorney - contact your local Small Claims Court Clerk. He/she should have the forms available and refer you, possibly to the Sheriff.

    Again - maybe I need a nap.
