I've never seen any laws in any state that allow you to break a lease without penalty if you are buying a house.

Carefully read your lease. There may be a paragraph that allows you to break your lease in return for a payment. If there is no such paragraph then speak to your landlord to see if you can work something out. If the landlord won't allow you to break your lease in return for a payment then see if you can sublet or find a new tenant to take over your lease.
