Can you break a 36 month business lease prior to it's expiration?

As long as you are willing to pay the penalties listed in the lease
Or unless you have a valid reason as listed in the lease for a reason to break the lease

Your contract should state what you would have to do in order to be in good standing. Normally you will have to pay out of it.
