    This should be on its own thread because otherwise no one will see it. The fee to break the lease should be written into the lease. If it is not - you owe until the end of the lease and/or until the landlord finds another suitable rent-paying tenant.

    You should start your own thread. I know, it's confusing.

    You can be held for the entire term of the lease. Your landlord has to try to rent it to mitigate your losses, but you're going to be responsible for the rent until he does.

    Unless, you live in Florida. There, the landlord can just sit back and collect the rent on an empty house.

    The entire balance that you would have paid, had you stayed the length of time stated in your lease.
