Hello

I live in a condo complex and 2 of our security lights are out for 5 weeks now of which our association will do nothing about until there are more lights out. My question what can I do or who can I call to have this sorted out as it is so dark at night and it is a security risk.

I have called code enforcement but they say they can do nothing and our management company neither as it's the association's call.

Send them a letter by certified mail, return receipt requested. In the letter tell them that you have already contacted them about the 2 security lights that are not working, and that it is very dark in that area and that you feel it is dangerous. Then say that you have asked them to fix it but they have told you that they refuse to do so until more lights need fixing. Finally, ask them to put that response to you in writing so that you have the necessary paperwork to file a lawsuit against them if and when something happens as a result of their failure to have the lights repaired. That should get some kind of response. :)

I am sorry but I doubt you can do anything, there is no law that requires them to even furnish them, at least in my areas. So if they just took them all out I don't know what you could still do.

What you may want to look into is getting on the board so you can have a say. Get all of the neighbors to go to meetings and force the issue in votes.

In my area the towns have very strict lighting requirements before they will give a developer an approval for construction of condos. The zoning requirements often contain a minimum amount of candlepower that the lights must provide. Once they're installed the association has to maintain them.

I know in Atlanta, they went out a few years ago and took out a lot of lights ( saving power) also I was hearing on the news where some areas have taken out large sets of lights.

I know the last two sub divisions I lived in had no out side lights at all unless the homeowner paid to have them installed and paid a monthly fee to keep power to it. In the home I just sold, I had my own street light I owned.

But yes they can look into the city zoning issues for that subdivision
