    Roommate took mortgage money but DID NOT pay it! House is in foreclosure!
    My roommate and I bought a house approxately 20 months ago. For the past 4 months my roommate told me she would take the mortgage money (we each pay half) put it into her account and then pay the mortgage company. Well she took the money and NEVER paid the mortgage company! Now our house is in foreclosure and the only reason I found out was because I was going to buy her out and the real estate agent I hired told me that the house was in foreclosure and that my credit rating is shot! What can I do? I'm losing my house, my credit and my exfriend has stolen $4,000 dollars from me! I have always paid all my bills on time. Help!! Thanks!

    Sue the roommate for the money they cheated you out of. But this will not be in time. But you contact the lender, explain what has happened and see if they will work out a repayment plan for you

    If I go to the mortgage company and figure things out, how do I eliminate my exroommates name from the mortgage and deed?

    File Chapter 13 (bankruptcy) or a new loan to save the home, whatever it takes; take a criminal warrant against the roommate for theft.

    Several options... Sell it before you are foreclosed on if you can not get your payments up to speed. Have you TRIED to get a re-finance? Are you POSITIVE your credit is that bad?? Your RE Agent should be able to help you ASAP! You may be able to sell it as a short sale (the bank may be able to accept a buyers bid under the actual amount owed). You are obviously the only one that really cares about the house, so if you can get things up to par, your "friend" can be taken off the house (seek a real estate attorney). I hope you can figure things out quick, as a foreclosure will follow you for years. Good luck.
