    lien agreement on purchase property
There is existing lien agreements(5) to a property I want to purchase. These lien agreements are for "Agreement for Improvements in Public Right of Way Ordinance #### " . It looks like these agreements were placed on the property when they converted it to commercial property. There are (5) different agreements, a couple look like the same lien, however, they have different numbers associated to them. They were not disclosed prior to entering escrow. The values placed on them are in 2003 dollars (roughly 50k).

Does anyone have any suggestions on how I should proceed?

    Thank you.

Welcome to AMHD. Did you or the lender pay for a title search? Have you seen it? Just curious: The liens are in favor of whom or what entity?

    Hello Chris:

I'd offer about $50K less than you were going to.

If there are liens on the property. Then the holder(s) of those liens need to be informed and present at the closing. At the closing checks will be written from what you pay for the property to the lienholders and they will sign releases of the lien, giving you clear title.

The money to pay for those liens comes out of the seller's pocket, not the buyers. So you don't have to change your offer.
