    A one year lease that the tenant may want to break
    I rented my townhouse to someone, held her deposit, then did the lease with her and she gave me the deposit.
    She signed initialed all, then tells me 4 days later she is not sure.
    What are my rights and her obligations? :mad:

    She is liable for penalties, some rent, etc. if she breaks the lease. She is bound by the lease, legally. If she didn't know for sure, she shouldn't have signed.

    She is obligated to the terms of the lease. If she's "not sure" that is her problem. You, as a landlord, need to read up on your states landlord/tenant laws.
