    People live with no rent no lease What to do? PA
    I Bought a building from auction In PA I also live in PA. I paid all the money of the previous owner lien on the property. Now I am the absoult owner. But the tenants are living there never pay me any rent. I don't have any lease agreement with them. It is more than seven month I own the building. I ask them either sign a lease with me, give me rent or leave the building. But they are not doing anything. Tget keept saying we are leaveing next week, next month- but never leave. I keept paying for water bills power bills my mortgage payments etc. On the other hand they are damaging my buildig day after day. Please advise me What should I do, at this time I don't have enough money to go to lawyer. Please Help me.

    Evict them - then the sheriff will throw them out. We have a copy of the PA landlord tenant laws at the top of this forum. It will tell you exactly what to do.

    You seem to have had enough money to pay the electric and the mortgage payments for 7 months?? Seven months?? Ok, you are the landlord, they are the renters, ( OK they don't pay) I would guess over 1/2 of all rentals in the US are verbal, nothing wrote down.
    So you have given them a formal written notice to move and they have not. So you go down to the local sheriff office and file for a formal eviction, they hold a hearing, and then after the court hearing, they send a officer down to watch as you sit their property to the curb of the road.

    If you are going to own rental properties, go to an attorney, pay them for a hour of their time ( 200 or less) and let them tell you the rules of being a landlord.

    If you didin't pay the water bills and power bills , I would think they would have to move out... why stop a good thing? Get tough
