    Tenant sent lower amount
    Background: I have posted here before about my tenant and I not coming to agreements with what maintenance the house needs. I've tried to work with him, but at this point it is better to get a new tenant as he will never be satisfied. I've let him know that I will be sending 3 months notice that when the lease expires I will not be renewing it.
    -My tenant withheld rent on his own terms, but when I threatened eviction and he sent me the rent less 200. What can I do if a tenant sends a lower amount for the rent? He has been playing games with me. First he is late then he sends what he wants. I want him out of the house. He is definitely trying to screw me over in the end. How can I protect myself?

    Did you look into getting a property mgr? If he is behind in his rent, you do not have to accept a partial payment. You can start eviction proceedings on the basis of non payment.
