I suggest that you take the deeds to a title insurance agency to make sure that all of the deeds have been prepared properly. Then the title agency can record them for you.
I wlil agree with Lisa, first who made out the warranty deed, does it follow state law, is the land description correct, if you live in a state where if a person is married, their spouse has to sign a wavier has all waviers been signed.
Also as noted I would get title insurance on it also.
