Which house would you go for? We need to be moved into one of these by Thursday, so I'm just curious which one you would go to, my mom is stressing out on which to choose. Its for a family of 3


First A condo that has hard wood floors 2 large bedrooms and 1.5 bathrooms no backyard and all appliances. And its set up really nicely. Has a basement but not finished but its really clean and probably just need carpet to make it look finish.

Or a house 1 story with a basement that is almost completed which would be a 4th room. It has 3 bedrooms but the bedrooms are super super small. Most appliances are included, I think it has a bigger garage but it isn't a electric garage opener, and its all messed up. Both places have like brand new insides. The house is however really close to school and we can walk home instead of waiting 3-4 hours for our mom. The house though doesn't have central air conditioning, blinds, and a lot of stuff is being promised. Like the backyard to be cleaned when its spring. Which would you go for?

Your comments about it say that it's fixable. The location convenience will be worth gold for you.

My starter home is now my retirement home. It has two 10x10 bedrooms, a one-car garage, a big backyard, and is close to everything. As many as four people have lived here. We survived. We even smiled sometimes.

The house. You will enjoy the extra time you have not waiting for Mom. Plus you will have a backyard to relax in. Can't manufacture one in the condo. Plus going upstairs all the time to get to bedrooms will prove to be a drag in short order.

The house sounds like more work initially. In the long run, I think it's better to have a house, and a yard. The small bedrooms will be fine if you get rid of most of the stuff you don't really need before you move.

My first thought also is the house. As mentioned above, the convenient location "will be worth gold for you." However, it does depend on what your family can afford right now financially and what kind of lifestyle you want to have where you live. Overall, a condo would afford you less privacy than a house. How noisy do you want to be where you live? Also, how much of your neighbors noise do you want to hear?

There is also a sense of pride to be had with owning a "home" such as a house. You would have a yard where maybe you could do gardening of various kinds and plant the things that you would want to plant rather than having someone else decide what they are going to plant. You might not be able to do that if you owned a condo.

If it is the garage door opener that is not working, than those aren't really expensive to buy. If it is the garage door that is messed up then my example for you is that my garage door was really messed up so much that I decided to build my own double doors and just put a padlock on them.

I could go on because there are many other pros and cons to be considered. And, I'm sure that other folks will be along to add their own advice. But, mine right now would be to go for the house, considering the age of your family and the wants and needs that you have for your future in your "home" in the next decade or so.

May I add some more: with condo you pay less for heat and cooling/ may smell what others are cooking/ must paid maintenance fee .But with the house grass to mow, could have louder noise(music), fix things as they break- no maint's fee, ac ? Window unit cost 150 -400$

House--based on the 3 to 4 hours waiting to be picked up from school. This assumes that the house is in a safe neighborhood.

Offhand, it sounds like it may not get fixed up (if a rental) or that you'll have time to mow the yard much (and you'll need a lawnmower, if you don't have one)--but overall I'd rather have tall grass and not wait so long every day.

You didn't say what age or gender the 3rd person in the family was, but it sounds like you might have to share a room in the condo. So when you are a teen, a small room all your own is generally better than sharing a room. (Unless you are already sharing a room, and you like that arrangement.) You can always store stuff in the basement, as a 'common area' for the 2 of you.

Get the homeowner to get window a/c units and blinds up before moving in. Those are easy to get, and quick to install--so shouldn't be a problem. Or ask for a rent reduction (if renting) that is equal to the cost of those items, so that you can purchase and install them yourself.

You live about 2 hours from me and you're worried about AC? :) Remember last week?

I'd go for the house. It's more expensive to heat, but just leave the thermostat down a little and use a blanket around the house. It's definitely worth being able to make changes and have a yard, and not be right up against other people. Condos are a little better than apartments, but not much.

The house. But do not sign anything until all the promised things are done. Once your Mom signs, the deal is done. Be very cautious, very suspicious of people who say they will do something, watch like a dog to make sure things get done that are promised. Have a home inspector PRE sale go out and really examine that home for defects. Whatever is found, is on the seller's dollar. An ounce of prevention is worth more than a pound of cure when it comes to buying a home.
