    Collecting on judgements
I just had our renters of 12 years move out, they trashed the place, I will be taking them to civil court to get a judgement on them, the problem is I live in SC where wage garnishment is prohibited. I could file a garnishment on their property but just my luck they don't have squat. What other recourse is there?

Not really a lot, ( which is why they can do that) have you considered filing criminal charges for destruction of your property.

Of course get the judgment! If they don't have anything now, you can always collect down the road. And after 12 years of paying you rent, hopefully with their checks, you already have their banking info. Levy the bank account after getting the judgment.

Hire a competent PI in your state. I'm a private investigator in California, and if you need a good referral, let me know.
