We have a three bedroom home with a large outdate rec room. We are considering making it into a small bedroom and separate den to turn it into a four bedroom house. How much value would that add at selling time? Or would we better off the make it into a large master suite?
Also we recently installed a new furnace, a/c, roof, gutters, soffits and fascia. Any idea what that adds to the value?

Along with trying to match age of house, sq. ft. location, lot size. etc. Just try to compare your house with one that is similar except for the # of beds.
