I bought a mobile home, and the owner and I had a verbal agreement about the mobile homes condition that it was okay.. the owner saying that it would be fine for up to 5 years.it has been a year and everything is falling apart.. I have already spent up to 4,000 dollars fixing it within a year.. my question is I want to move and have him repossess the mobile home.. but were I stay at the owners of the mobile space I am renting say that, beens the mobile home is in my name as registerd owner I still have to pay the rent space to the park at a sum 421 dollars until I can get my name off the mobile home. Is it legal for the original owner to leave the mobile home in my name even though I am leaving to a new place and still have me pay the space rent even though I am not buying the mobile home any more.

Also what kind of rights do I have if he repossesess the mobile home but won't put it in his name and sticks with the rent space payment..

If any one can help me with some advice I would be greatfull.. because I really could use it

If you purchased the mobile home then you have to pay for the space its on. What does the previous owner have anything to do with it ? He sold it to you.

Do you mean you rented the mobile home, then that makes a difference?

If you bought it, you have to sell it and the new owner will pay for the space its on.

Do you have a contract with the mobile home park or a month-to-month lease of the "parking" space? Or does the former owner of the mobile home have a month-to-month lease?

I don't think you can just decide to let the former owner repossess the mobile home and walk away clean - depending on your agreement with him, of course.

I'm confused here -

Sorry but you will find this will only get worst and worst, first the verbal agreement is not worth the paper it is written on. If this warranty is not written on the bill of sale for the mobile home, then by law you have little to fall back on. Also it may take months and months for them to physcial repo the home.

And after they do, guess what they sell it, and if they sell it for less than you owe them for it, they will come after you and sue you for the balance. Plus costs.

So lets say you paid 10,000 for it, and still owe them 8000 dollars. If they repor it, most likely they will have legal fees and sell fees of a few thousand dollars. So now with the balance you owe, plus the selling fees you will have a larger sum. And if it sells for lets say 4000 then you will end up owing maybe 6000 after they take it back,

So they sue you for that amount, and make you still pay even after you have moved out. And of course the home is in your name, and you signed for the rent of the land it is on, so unless you move it off that land, you owe them the rent till they do a legal repo it. Which again can be months and months in the future.

Nothing wrong with that, the landlord is due the pay for that trailer.

You will find, it was your responsibility to have it inspected before you bought it, so this is going to go against you in court a lot more than you even image at this point and time.
