Tenant not leaving at end of lease
Hey everyone... I am a landlord in PA . Can someone please help me? I own a duplex and rent out the top floor.( I live on the bottom)I have problem tenants. They have breached the lease many times and I have overlooked it. It has now gotten to the point where I can't take it any longer. I have never wrote them a written warning but I have verbally warned them. Some of the things are... They were smoking pot in the building... they have borrowed a ladder off the neighbor to climb on my roof because they were locked out... They had a cat... they smoke in my apartment... they took down the smoke alarms... they are constantly fighting very loud... all of this and they also have a 12 month baby living there. These things that I mentioned are a breach of the lease. Also they are constantly late on rent.(although I don't have any record because they were paying cash and stupid me didn't think to give them a receipt.) The lease is up on April 30th, 2008. What happens if they don't leave? What do I have to do to get them out? I didn't want to pursue eviction because there are only a couple months left...
