    Eviction rights without a lease
    I am a landlord in VA. My tenant is not on a lease and has repeatedly paid rent late. Today is January 13th and he has only paid half of January rent. I am beginning to think there is drug use involved. How much notice do I have to give him without a lease and nonpayment of rent? HELP! Michelle

    The real issue with a eviction notice for non payment it is normally pay or quit, which gives them the option to pay the rent due plus late charges and stay.

    So if you want to get them out, give them a 30 day notice to move and then they have to move,

    As a landlord, you should get to know an attorney well, get them to write you a "blank" type form to use in all of the cases that can come up.
