    I bought the house a year ago. My brother and his wife (they have two children age 3 and 10), agreed to pay rent and 2/3 utilities (verbal agreement). They are now $8,000 behind $7,000 of that is rent. They both work, one a paramedic the other works for a local city. Every month I give them a sheet explaining what they owe. A month ago, my brother said if they were not paid up by January 4th, they would move out no complaints, I don't see this happening. I am southern California. What's my next step.

    Contact your local magistrate and they can guide you through the eviction process.

    Start with a 5 day notice to pay or quit. If they don't pay, then you can give them a 30 day notice to vacate.
