    Hello I'm a new at this landlord. I had some tenants sign a lease agreement that is effective Jan 1 2008. I have discovered something about them and no longer want them to rent my house what legal rights do I have to rescind the lease and how do I go about this??

    Once the lessee has signed a lease I don't think it can be rescinded, at least that's what my search turns up... nothing. This is why you have to take references for potential lessees and thoroughly investigate them before having them in your home.

    Hello work:

    Tickle is right. Once you have an agreement, you HAVE an agreement.

    Therefore, the only way out is to BREAK the agreement, which will cost you lots of money. Or negotiate a cancellation payment with them, which will cost you LESS money.

    The only possible out I can see is if the renters lied somewhere on the application. Said that they had never been convicted of a crime when they had been, for example. In which case the landlord can claim that there was no meeting of the minds, etc. and probably get out of the contract. But other than that... excon has got the best ideas.

    Yes, you did not say what it was about the tennants, so that WHAT could make a difference.

    Also did you have them fill out an application and do a complete background search and credit search on them before leasing to them.
    If they lied or committed fraud on the application, you may be able to, if your lease states that you can evict if it is found out the do.

    Also what are the other clauses of the lease
