    A lis pendens is a notice that gets recorded in the county clerk or county register's office against a piece of land. It acts as notice to the world that a lawsuit is about to be filed concerning that property. As long as there is a lis pendens filed against a property the owner will not be able to finance or sell the property. The lis pendens will not be removed until the issuance of a court order, or until it is discharged by the person who filed it.

    If someone has filed a lis pendens against your property then I suggest that you start looking for an attorney because you're about to be sued.
