    California rental agreement - voiding
    I found new renter for my landlord. He signed up with new renter at a higher rent and is usurping my deposit for landscape improvement and threatening me with rent payment saying that the lease agreement still exists.

    How is is possible that my lease agreement still exists when
    1. he signed up a new agreement with new tenant BEFORE I left
    2. I gave possession and he accepted possession
    3. He is getting more rent from new renter.

    Can he demand two rents for the same house?
    ??
    Can he legimately ask me to pay for the remaining rent?


    Help!!

    Hello h:

    Nahhh. He can't double dip. Your obligation ended when the agreement with the new tenant started. He can only keep your deposit if you damaged the place.

    Don't pay anymore. Depending on when you left, I'd sue him for my deposit. I say that, because he has a certain amount of time in which he has to return it.

    I will assume you gave notice, and agreed with landlord to find a new tenant, you are obligated to pay till they day the new tenant started paying his rent.

    The fact he is charging more money has nothing to do with it.
    As for as your deposit, that can be keep for damges you did,

    I did not give notice. I have all his emails that has implicit acceptance of siging new lease , decide the move in date with new tenant etc. I paid till the new tenant moved in.(unless landlord plays dirty games of giving new tenant free rent at my expense)
