What to do with Hot water Heat ?
I have an apartment building which has a boiler providing hot water heat to 2 units.

I want to split the gas up, as I am paying a lot for heat. I can add another meter, but I am not sure what to do for heat.

Here is what I am thinking :

    1. Have the current boiler heat the first floor, remove radiators from second apartment, and put in a furnace.

    2. Put in another boiler for the second apartment.

I am not sure what is better. I need to consider factor such as cost and efficiency.

Any one have any ideas ?

    Thanks,

Why not simply raise the rent accordingly to cover the cost of gas?

I don't mind, but the area will not support more rent. I just want the tenants leaving windows open when its -15 outside... etc... as then each year my rent will rise, and tenants become few and far...

There is a device that will judge how much hot water from the boiler the tenant will use and you can bill them.
I am sorry but it has been years since I installed one but they do work well. You might have to do a Google search to find the manufactures of this equipment.
