    Apprasal needed for bankruptcy proceeding
    We just went to a bankruptcy lawyer for Chapter 13 and they said we need an apprasel of our home in order to proceed. I was wondering if my mortgage company will supply it at no cost or should I get one done from someone else and is there a fee?:confused:

    Just get it done by an independent source, like a realestate appraisor. They may or may not charge but they will have to supply a written appraisal which may include a nominal fee. Call a realestate agent you are comfortable with.

    The chances are that the Bankruptcy court will not accept a "Comparative Market Analysis" from a Realtor to give a value to your home, because they are not licensed or qualified to do appraisals. The lender will not pay for an appraisal. If an appraisal is truly needed, you will have to pay for one. In AZ the cost of an appraisal for an average home runs $300-$400. The cost in your area may be more or less.

    I'm sure your attorney can recommend an appraiser. But you should also shop around. Like Dr D said you will need a licensed appraiser.
