    This question comes up often. I don't think the tankless ones live up to their hype. I find their estimates of how much gas a tank uses grossly exceeds my whole gas usage in the summer time. For details on them, do a search here. Those making their living selling and installing them don't like me suggesting people look into the figures before buying one. If you are going electric, check if you will need to upgrade your service and what that will cost. As far as space goes, check the required clearances for the tankless.

    Ive also heard they don't give you the hot water they say they will,they run out of hot water quick unless you oversize it, it takes a lot of years to recoup your cost compared to regular water heater.

    Tankless heaters are well suited for some application like a church kitchen used once a week. I am putting in one with propane simply because the electric costs are 3x high than normal in a remote area of Illinois.
