    No signed lease--unreasonable terms
    My roommates and I are living in a house. The Landlord offered us 2 months free rent if we painted her entire house. She gave us the keys, we painted the house, and moved in. I asked her for a copy of the lease numerous times, but she kept "forgetting it" or "typed the wrong lease" Therefore we did not receive a copy of the lease until 3 days after moving in. Now there is language and terms in the lease that we are not OK with. Ie: all snow removal and lawn mowing/maintenance is tenant's responsibility (keep in mind no lawn mower or snowblower have been left for us to use) She left a washer and drier, but the maintenance/ fixing of any broken parts are tenant's responsibility. She is allowing us to have a cat. However my boyfriend has a dog, who goes everywhere with him, and she is restricting the dog from visiting--either in the house or premises. I can understand not wanting us to have a dog--therefore we don't have one. But the neighbor's dogs come over on lawn and that's not a problem, but if my boyfriend's dog were to get out of the car and step foot on the yard, she says she would have me evicted. My question is, can she do all this?? I really wish she would have given us the lease when we first asked, and before we did all the hours of work to her house. If we decided NOT to sign the lease, how long do we have to move out and find another place?! :confused: :confused: :mad:

    If you didn't see the lease until after you moved in and you were unhappy after you read it, then clearly you didn't sign it. Therefore, you have NO obligations toward her.

    She's playing hardball - you can too.

    Write her a letter. Send the lease back with a note about the corrections you would like. Certainly tell her that she's going to be obligated to repair the washer and dryer. Tell her that if she doesn't agree, you'll move at your leisure, and you'll sue her for the two months free rent that she's cheating you out of. Send it certified, return receipt requested.
