    Lease Brech before Moving
    We have rented a house in Florida and the landlord agreed to paint and have carpet cleaned professionally or replaced if too worn. Today we had the walthrough and the walls have not been painted and the carpet looks terrible. He now agrees to paint parts and suggested to share costs for replacing the carpet. We planned to move in the day after tomorrow - which is the day of lease start. We also did not pay anything today. Do we need top fulfill the lease contract or is this a reason to breach and look for something different? What happens if we now decide not to move in? Can we be held responsible for anything?

    If you have the agreement in writing you could take this as a breach of the lease. You would have to deliver a letter stating the breach and giving them a short time frame to repair it or just state that you are bowing out. Howeve, if you have paid anything,you may have to sue them to get it back.
