If they haven't paid the rent and aren't keeping up the house, give them a notice of eviction, wait until the elapsed time, (30-90 days depending on where you live and the laws there) and then I believe you are free to enter and reclaim. Consult your lease agreement, and you can also call your county and get a booklet that outlines your rights, which I would suggest to avoid any problems. Hopefully you can get the issue taken care of.

Your rights are explained in your state landlord tenant law. Each state is different. We have a copy of ALL the states laws right here on our forum at the top on a "sticky" note.
As a landlord, you should become familiar with the law. It IS the rules that govern the landlord business. You wouldn't play poker without knowing the rules, would you? If so, DEAL!

You cannot enter the property without a court order. So you need to go through the eviction process. However, if you can prove abandonment, that the tenants have left the premises, then you may be able to get that court order more quickly.
