1.25 per square foot is the national average for painting
Does this include paint? Or is it labor only?
Paint should be included, in the inland empire the cost with paint per sqf is around $1.10. But the paint is not the best one.
The prices that are quoted, is that the sq ft of room or of area to be covered?
If sq ft of room, do u get the same amount with the ceiling as without?
If sq ft of area, a 12x12 room 8 ft high with ceiling would cost $660.00.

yes same amount with or without celiing because you are being charged per sqf.
if the room is 12x12 that's 144 ft.x whatever fee per sqf you are being charged. It shouldn't be $660, but then again if its only one room then it usually costs more. The paint shloud be inlcuded in per sqf fee.
So the price is set by sq ft of room not sq ft of area to paint.
There are quite a few things that are not accounted for.
Patching cracks, windows, doors, trim, cove molding and change of color.
If painting ceiling, one accent wall and trim, that is 4 different color paints. With average cost of a good quality paint at about $30 per gal, material cost would be about $80. This does not include whatever patching material needed.
A 12 x 12 room @$1.25 would be $180 less material and patching. This would give u less then $100 after expenses.
I would guess a room with 2 windows, 2 doors and cove molding would take the better part of 2 days. That comes to $50 a day.
A better way of doing it, IMO, would be to guesstimate time and add cost of material.
It also depends on how much u want to make on job.
