PA month to month lease deposit issue
I was in a month-to-month lease with either party having the option to end the lease giving 30 days notice. The landlord sold the townhouse, and gave me my 30 days notice (with her closing on the sale two days afterwards). Thirty days went by and I hadn't received any correspondance (including an itemized list of damages or my security deposit back).
Do I need to have a year-long lease to be eligible to sue for up to 2x my security deposit, or is it OK with month to month?
Also, she later sent me a letter that she claimed she mailed to me, but at the old address (the address of the townhouse she just sold!! ). In the letter she claims she re-keyed the locks, and deducted damages from the sale price of the house for the new owners. I have since spoken to the new owners, and they claim nothing was deducted. Also, she did not re-key the locks, as my old keys later worked (I checked after receiving her letter).
