Do you have a backflow preventer near your water meter? A sprinkler system perhaps? Do you have a expansion tank on the cold water supply to the boiler and if you do is it loaded up with water? Lotsa questions and I need lotsa answers. Cheers, tom

    My leaking outlet part 2!
I haven't got a sprinkler system I haven't got any kind of tank that I can see anyhere and I can't see any thing near my water meter except the stop tap! All I can tell you is that I have a combi boiler and my brother turned it off which I have never done at very least I have it set to hot water only but he told me he did this because of the leak? I know this is really rubbish info but thanks for your help!

Then simply replace the temperature and pressure relief valve. Regards, Tom
