    Renters security deposit
    I have 2 questions:

    I have been renting an apartment for the last 4 years. But when I started 4 years ago, I DID NOT have any credit history. So they took 1 months rent ($650) as security deposit + the first months rent ($650). But now that I have been with them for 4 years can I ask them to return my security deposit (650)?

    I intend to rent with them again, but they forgot to send me my renewal forms! As a result, I am getting VERY close to the expiration of my lease. I spoke with them and they asked me to fill out a waiver form for background check. They are waiting on the background check to come back. Is it OK for me to ask them to paint the walls & clean the carpet when I renew my lease?

    Your security deposit is refundable after you vacate the unit providing there aren't any damages or unpaid fees.

    You are free to ask for anything when signing a new lease... however the landlord may refuse. If he agrees... be sure to get it in writing.

    First, A security deposit is a common, its not just because you had no credit history. The purpose of the deposit is to provide the landlord some security if you leave the place with damages. So no, you can't ask for it back.

    If you lease expires then you go to a month to month tenancy. This means that everything in your lease remains the same except the expiration date and the rental.

    Why would they need a waiver on background check to renew? A background check is done when you first apply to rent, not for a renewal. Yes you can ask for painting and cleaning. At the top of this forum is a sticky note with links to sate laws on tenancy. Some states do require periodic painting.
