    Foundation Settling
    Hello:

    We recently looked at a house that had some foundation settling problems. Noted in the garage, there are 1" cracks that went through the concrete block outside. The sunlight came in through these cracks. Also, on the ground there were weeds growing inside the garage. Around the outside of the house we saw some vine cracks by the windows. This house is in Land 'O Lakes, Florida...

    Our questions:

    1. Is this a serious problem with the foundation?

    2. Can this be corrected?

    3. Once corrected can it happen again?

    4. Should we be concerned with "sinkholes"?

    5. What is the cost of such a repair?

    1. Yes 2. yes 3. yes 4. yes 5. easily $6K and up per major crack. I would consider passing on this one. You'd have to excavate beneath the foundation, jack it up and back fill with concrete and it could still sink again.
