I live in a rental home in Colorado. The property management company has fined me for what they call not mowing the lawn or watering it. At $25 a piece for each "violation". I have taken good care of the lawn and have even had a neighbor comment that I've taken better care of the property than anyone who has ever lived there. I think these fines are unreasonable. Do I have any legal recourse? No standards were set forth in the contract i.e. length of lawn when fined or moisture content of soil etc...

Is there mention of the "fines" in the lease?

In the second paragraph of the contract it states that as the tenant we are required to "properly irrigate and care for all trees, shrubbery and lawn" In the paragraph 12 it states that "$25 posting fee shall be charged for each lease violation which results in the need to post a demand for compliance notice." However, no standard for "properly" is set forth. The "violation" is very subjective.

Your only recourse is to sue. And I would not bother at this point. I would take pictures of the lawn. If they fine you again, then sue. But at this point it would cost more than its worth. I would also write them a letter asking then for their standards in judging a violation.
