I have a rental agreement on my mothers house that I have leased to a tenant. He has not paid the rent or kept the premises as per the lease. I want to terminate the lease and ask him to get out. The property is in Kentucky, I think I have to give him 7 days notice is this correct

What does the lease say you must give him? And then also check your state landlord/tenant laws in the first post in this forum.

You'll give the appropriate notice. Then if they don't vacate or pay up and get right with you (if that's an option as far as you're concerned) you'll go to your local JP's office and file the paperwork to start the eviction process.
