What does your lease say to do?
Well if you want to let him, you can say OK
If you don't want to let him, you merely say I am sorry you are obligated to the terms of the lease.
If they break it anyway, you sue them in court for all of the money lost.

This would definitely minimize the loss, but there's still the screening process, the process of getting the orig. tenant moved out and the new one in, advertising, any open days, etc. A lot of it would be the value of the landlord's time.
