    Quit-claim deed
    I am on a joint tenancy with a person I am not married to. I have lived in the home for about 14 yrs. With my daughter.
    He wanted me to have the house and was going to pay it off. He never did but wants to Quit-claim the home to me.
    We had a lawyer print up the Quit-claim form and we signed it and had it notarized in St. Louis, where he lives.
    Now we are going to have the deed recorded in Illinois in the county where my home is.
    Is this the best deed for us to use?
    Will I be protected from any of his family members who may want to interfere?
    I want to make certain this is all legal.
    Also, only his name is on the mortgage so what is my next step in that regard? Do I leave his name on the mortgage?
    Please help would like to record this tomorrow.

    You need to check with the mortgage holder first. Normally you have to get their approval to change ownership when a mortgage is still in force.
