How do I get my name on the title of the house I'am helping to buy ?
Hello, I need to learn how to go about getting my name on the title of the house that I and my Dad have purchased. My Dad will be 80 yrs. Old in Nov. We decided that it would be a good thing to live together, as his health is steadily getting worse. So we purchased a house together. But the only way we could get a loan was through the V.A. and they would not put my name on the title because I'am not my fathers spouse. The real astate office we went through said that this would not be a problem because I could do one of two different things to get my name on the title. One was to do what they called a quick claim title. The other was to have my Dad leave the house to me in his will. They sugested that we go to a layer to find out which way would be the best way to get my name on the title. When we went there the layer acted as if he had never heard of a quick claim title. He sugested that I get in touch with the V.A. and tell them the whole situation and to ask them what I needed to do to get my name on the title. I already know that they will say that there is no way that I can do this at least not through them. I need help finding out what I should do. If my Dad should pass away ( God forbid ) I would be left without a home. Thank you for any help you can give me.

Go to another attorney who actually knows something about real estate. That attorney will probably suggest one of two things: (1) that your father prepare a will where the house is left to you; or (2) that a QUIT claim deed be prepared now where both of you are listed as the owners as joint tenants with right of survivorship. Either method should address your concerns.
