    Where can I start? Who are the best people to consult with? How to get it done with quality without getting ripped off by the builder and subcontractors?

    OK, while I'm not in the building business, I have acted as a subcontractor and built two houses for myself. And subsequently sold. Here are a few questions...
    1. Do you already own a plot of land?
    2. Do you have building permission from the local authorities?
    3. Are you in the trade?
    4. What work are you qualified to carry out? (or you think you are capable of)
    5. Do you have friends or family that are able to assist with any part of the project?

    First... if you already own the parcel of land that you plan to build on... you might "shop" around for an architect or "off-the-shelf" home plans that you like. Then you will need to either act as an "owner-builder" (you'll be the general contractor responsible for hiring and supervising any sub-contractors that will support your project) or find a licensed general contractor to manage the job. Once you have the home plans... you'll want to shop for the contractor (general) and get project costs from the few that you will choose from.

    Then the fun begins. Either you or the contractor will have to submit the plans to various municipal agencies for "plan check", "zoning approvals" and permits. Your local building department can tell you what to submit and to whom you'll need to submit the plans to.

    Good luck. Try reading - "Home building for Dummies". It's a pretty easy book to read and it'll get you pointed in the right direction.
